Every make up air unit is different but changing filters is easy. First make sure you are covered for this type of work and your property manager has approved the work. The best way is to have your mechanical contractor give you a fast demonstration. Be sure to cut the power befor doing anything. There are several different styles of filters including the one you mentioned. It has a light oil coating and this helps to catch the fine particulates. These types of filters are changed often like every month instead of every three months. Usually this is in downtown locations where the units are pulling dirty air from the outside.

I have changed filters many times. Its usually a simple process once you determine what type of filters you need. Just make sure you have the unit turned off while working on it. I can also help with how to change the motor belt if you need to.
